    あと高さ制限などもありますので、10~12メートルまでの家しか建てられません。
    各斜線制限も合わせると、うちの場合3階はちょっとムリかなというかんじですね。
    容積率80%の土地でもトータル120%の家が作れる『地下室』という手もありますが、めっさ予算がかかるのでムリでした。

    京都など、さらに景観条例があるところは外観の規制もあって大変そうです。

    There's height restrictions and such as well, so houses can only be built up to 10-12m tall. Together with the various setback-line limits, it was like a third story was just out of the question in our case. Even on a lot with an FSI of 80%, we had the option of a basement level, which could make a house with a 120% total FSI, but it would've taken a massive budget, so it wasn't possible.

    I hear it's even rougher in places like Kyoto that have scenery ordinances, where they've also got exterior appearance restrictions.

    So, you can have a 120% maximum floor space per land if you build underground.

    It's a shame they don't have the money to put that down. A floor-sized basement level is a really, really attractive feature when valuing a house later. There are all kinds of dream house builds you can do in a townhouse-sized home when it has that extra lower floor. If you don't pay to build one up front though, installing a lower floor later costs twice as much, if it's possible at all.

    You have to put a bevel in your northside roofline.
    You make it so this portion doesn't poke out.
    There's one other important restriction.
    The north face setback-line limit:
    The north face setback-line limit and the road setback-line limit.
    A restriction so that the residence to the north doesn't get completely shadowed over.
    The road setback-line limit:
    A restriction for the sake of road lighting and air flow.
    North face borderline
    Borderline of the opposite side of the road
    You have to restrict the building's shape to within the angle of the setback line.*
